TENANT REPRESENTATION

In accordance with our strategy, we act exclusively for the benefit of tenants, so we eliminate any conflicts of interest, and we approach each process individually creating personalized solutions to achieve the best possible results.

We provide our clients with services and information, enabling them to make the best decision regarding their leased space. At the beginning of each process, we prepare a detailed schedule of activities, which includes milestones, so that tenants have control over the entire process and can consciously plan their project activities.

With each cooperation with the client, we thoroughly research the market and analyze all aspects that can affect the process and the future operation of the tenant's space. Thanks to our experience on the Landlord side, we know what challenges tenants face during the lease and are able to address them before signing the contract.

STRATEGIC ADVISORY

The strategic consulting service consists in conducting a multi-pronged process of analyzing the properties owned or leased by the client and relating them to the current and future accommodation needs of the tenant. Our experience gained in working for companies with a wide portfolio of leased properties allows us to carry out "tailor-made" processes for a given client. We build a multi-discipline team of consultants needed to carry out the restructuring. The end result of such a process is a report providing the client with information and a directional recommendation, based on which the Company can make an informed decision. At subsequent stages of the process, our task is to implement the final accepted recommendation and carry out the entire restructuring process for the client.

TENANT SUPPORT

It is accepted that the work of an advisor ends with the signing of the lease. At immo lab Leasing, we think otherwise, which is why our team of experts is at your disposal not only after the signing of the agreement, but also throughout the lease term. BTS/BTO LOGISTICS LEASE

Our many years of experience with land investment transactions, as well as with BTS (build-to-suit) and BTO (build-to-own) formats, along with our extensive contacts in the industrial and warehouse market enable us to act quickly and effectively on behalf of the tenant.

We examine all possible leasing options in the shortest possible time and on behalf of our clients which include  developers, funds that own warehouses or investments in progress as well as individuals and companies owning land which is intended for the construction of warehouses or factories. The evaluation of all available options regarding warehouse space is crucial in this dynamic and changing market. As a private Polish company we are not constrained by corporate bans or other restrictions that block our ability to show the entire spectrum of the market at any given time.

SERVICE CHARGE AUDIT

For our clients, we provide service charges cost audit to verify the settlement of fees for the previous year and to analyze the reasonableness of the amount of advance payment set for the next year. Utility costs are a large component of the fees associated with the lease of space, so it is important for the client to be aware that he is paying only for the elements that he has agreed with the landlord in the lease agreement. Our job is to verify the various components of maintenance fees and compare them to market values. We also investigate whether a particular cost was not excluded in the course of lease negotiations.

TECHNICAL ADVISORY

As a complement to our tenant representation offer, we provide technical consulting services. One of the goals we have in working with clients is to maximize the budget that the landlord allocates for the arrangement of the space and any other improvements. A good project manager, is able to catch, at the design stage and the valuation of the arrangement, unnecessary elements or those that have been overpriced. It is also important to analyze whether all the scopes expected by the tenant have been taken into account. Such an analysis also provides an opportunity to avoid additional costs or technical complications at a later stage of the project.
